About Costs & Fees
What does property management cost?
We charge a simple flat fee — on average $250 per door, per month. No percentage of rent, no surprises. Whether your unit rents for $2,500 or $4,500, your management fee stays the same.
Are there leasing, onboarding, or renewal fees?
None. Ever. We don't charge to set up your account, place a new tenant, or renew a lease. The fee you see is the fee you pay — nothing else gets added on.
Do you mark up maintenance and repairs?
No. We coordinate repairs through our trusted network of local licensed contractors, and you pay exactly what they invoice. We don't add a markup, a coordination fee, or a percentage on top. You'll see every invoice.
Are there fees when my property is vacant?
No. If your unit isn't generating rent, you don't pay us.
Is there a long-term contract?
No. We don't lock you in. If you're ever not happy with our service, you can cancel with 30 days' notice — no penalty.

Will I have a dedicated point of contact, or will I get passed around?
You, and your tenants will have direct access to our Director of Operations. Not a phone tree, not a rotating property manager, not a call center. One person who knows your property and is reachable when it matters.
Where do you manage properties?
We only manage properties in Santa Barbara, Carpinteria, and Goleta. We keep our footprint intentionally local so we can give every property and owner the attention they deserve. We know these neighborhoods, these contractors, and this rental market deeply.
How do you screen tenants?
Every applicant goes through a full screening process — credit check, background check, income verification, and rental history review. We don't place tenants we wouldn't feel comfortable with ourselves.
What if something goes wrong at my property?
You'll hear from us before you hear from a tenant. We handle maintenance proactively, coordinate with vetted local contractors, and keep you in the loop at every step. For routine repairs under an agreed threshold, we handle it without interrupting your day — but nothing significant happens without your sign-off.
About What's Included
What does full-service management include?
Everything. Marketing your rental, screening applicants, preparing the lease, collecting rent, handling maintenance requests, coordinating repairs, conducting property inspections, and managing move-in and move-out. You receive a clean monthly statement and one direct deposit. We handle the rest.
Will I get regular updates?
Yes. You'll receive a monthly owner statement showing rent collected, any expenses, and your net payout. And because you have direct access to our Director of Operations, you're never left waiting for answers.
Do you handle security deposits?
Yes — we collect, hold, and return security deposits in full compliance with California law, including proper documentation of any deductions at move-out.
About Switching From Self-Managing
I've been managing my rental myself — why would I switch now?
Self-managing a rental in Santa Barbara is significantly more complex than it used to be. California already has some of the most tenant-protective laws in the country, and Santa Barbara adds its own layer on top. Between just cause eviction requirements, rent increase limitations, habitability standards, required disclosures, security deposit rules, and strict notice periods, the legal exposure for a landlord who gets something wrong — even unintentionally — can be substantial. We stay current on every local and state regulation so you don't have to.
What local laws do Santa Barbara landlords need to know about? Quite a few. Some of the most common areas where self-managing landlords run into trouble include:
- Just cause eviction rules — California's AB 1482 limits your ability to remove a tenant without qualifying cause after 12 months of tenancy, with specific notice and documentation requirements.
- Rent increase limits — Under AB 1482, annual rent increases are capped at 5% plus local CPI (or 10%, whichever is lower). Exceed that, even accidentally, and you're exposed.
- Required disclosures — California requires landlords to provide numerous written disclosures at move-in, including lead paint, mold, pest history, proximity to military ordinance, Megan's Law, and more. Missing one can affect your ability to enforce the lease.
- Security deposit rules — As of 2024, California limits security deposits to one month's rent for most residential tenants. Itemized deductions must be returned with receipts within 21 days. Errors here are a common source of small claims disputes.
- Habitability and repair timelines — California law requires landlords to respond to habitability issues within specific timeframes. Failure to do so can give tenants the right to repair-and-deduct or withhold rent.
- Notice requirements — The required notice period for entry, rent increases, and lease terminations each have specific rules that have changed in recent years. Serving the wrong notice, or serving it incorrectly, can reset your timeline entirely.
What happens if I make a mistake on one of these?
The consequences range from losing a small claims case to being unable to enforce an eviction — even if the tenant is clearly in the wrong. In some cases, improper handling of a security deposit or an unlawful eviction attempt can result in penalties of up to two or three times the damages. We've seen self-managing landlords lose months of rent simply because a notice wasn't served correctly.
Is switching complicated if I already have a tenant?
Not at all. We handle the full transition — reviewing your current lease for compliance, introducing ourselves to your tenant professionally, and ensuring everything is properly documented going forward. Most owners are surprised by how smooth it is.
Will my tenant know they're working with a new management company?
Yes — California law requires written notice when management changes. We handle that on your behalf with a professional introduction letter. Your tenant will also receive direct contact information for our Director of Operations from day one, so they always know exactly who to reach.
